Before you call

What helps Matthew give you a real answer

None of this is required to start the conversation, but each item makes the answers more specific:

  • Where you're buying. City and state, or an address if you have one. This confirms Matthew can help there and lets him check the county loan limit and local taxes.
  • A rough credit picture. An approximate score and any past events such as a bankruptcy, foreclosure, or collections. See FHA credit score requirements and after bankruptcy or foreclosure.
  • Your down payment plan. Savings, a gift from family, or an assistance program. See FHA down payment.
  • Income and monthly debts. Employment type (W-2, self-employed, commission) and major monthly obligations like car loans, student loans, and credit cards.
  • If refinancing: your current servicer, approximate balance, and when the loan closed, so Matthew can check streamline seasoning or cash-out eligibility.
The process

What happens after you reach out

  1. A direct conversation. Matthew asks about your goals, timeline, and where you're buying, and answers your questions in plain English.
  2. A budget and program review. He looks at whether FHA fits, what your down payment and cash-to-close might look like, and whether another program deserves a comparison.
  3. Pre-approval. If it makes sense, you complete a secure application so Matthew can review credit, income, and assets and issue a pre-approval, subject to underwriting.
  4. Offer and appraisal support. Matthew works with your agent on the offer, the FHA appraisal, and any property standards items.
  5. Updates through closing. You hear from Matthew at each milestone, without being passed to a call center.

If FHA isn't the best choice for you, Matthew will say so — see FHA vs. conventional loans for one common comparison.

Frequently asked questions

Does it cost anything to talk with Matthew?

No. The first conversation and scenario review are free, with no obligation.

Will reaching out affect my credit score?

No. A call, text, or email doesn't involve a credit check. Credit is pulled only if you decide to apply, and you'll know before it happens.

Can Matthew help if I'm buying in another state?

Possibly. Matthew is licensed in multiple states, not all. Tell him where you're buying and he'll confirm he can help there.
